Lyndon Goode Architect's (LGA) highly contextualised, residential-led mixed-use block is a unique addition to London's creative heartland. The building integrates into the industrial landscape, acting as a gateway to the Olympic legacy development. The unique treatment to the concrete elevations creates a strong visual impression.Building owner Peabody required a robust material palette with minimal maintenance. The precast concrete panels fulfil these criteria, providing thermal mass and weathering to the exterior.Hand-crafted moulds were used to exploit concrete's properties, with a retardant used to expose aggregate and produce a tactile finish. The herringbone pattern adds a further depth while referencing the urban artwork found in the local area. Using concrete achieved thermal mass and stability. The team painstakingly researched aggregates and dyes to achieve the near-black colouring. BIM was used extensively to prototype each piece prior to fabrication of the moulds. A series of samples was developed to ensure that the finished quality would be as expected, with off-site construction enabling thearchitectural team to undertake checks prior to site delivery.
